The Service

Clearing the blockage is the easy half of the job

Drainage work covers everything from a kitchen sink that empties slowly to a soil stack backing up into a downstairs shower. Internally that means sink, bath, shower and toilet wastes, traps and branch pipework; externally it means gullies, inspection chambers and the underground run to the sewer.

The first job is restoring flow. The second, and the one that decides whether you call anyone again, is establishing why it blocked. A kitchen waste that blocks every few months has a fat and grease build-up along its length; a toilet that keeps backing up may have a defect, a displaced joint or root intrusion downstream. Rodding the symptom without looking for that is how the same job gets charged twice.

We work through the system logically: which fittings are affected tells you where the blockage sits. One slow basin is local. Every downstairs fitting backing up at once points to the main run or the chamber outside.

Where the fault turns out to be structural or beyond a private drain boundary, we tell you plainly and explain who is responsible, rather than charging to clear something that is not yours to clear.

Slow or standing water in a fitting
Sink, bath or shower draining slowly is a partial blockage. It always becomes a full one eventually.
Gurgling toilets or wastes
Gurgling means air being pulled through the trap: usually a restriction or a venting problem further along.
Bad smells from drains or gullies
Dry traps, blocked gullies or debris sitting in a chamber. Smell is evidence, not just a nuisance.
Waste water coming back into the house
A full main-run blockage. Treat this as urgent: the line runs 24 hours a day.

What Happens If It Waits

Drainage problems escalate from irritating to expensive quickly

A slow drain is a partial blockage, and partial blockages catch more debris than clear pipes do. Fat, hair, soap scale and food waste accumulate against whatever is already there until flow stops entirely, usually at the least convenient possible moment, such as a full house at Christmas.

When a main run blocks, waste water has to go somewhere and it comes back up at the lowest fitting in the property. That means contaminated water in a downstairs shower tray, a ground-floor WC or, worse, over a bathroom floor. That is a health and cleaning problem on top of the plumbing one, and soft flooring rarely survives it.

Outside, a blocked or collapsed underground run does not stay a drainage issue. Water escaping into the ground beside foundations softens the soil, and persistent saturation around a property is exactly the kind of thing that becomes a structural conversation and an insurance claim.

Smell is the early warning most people put up with for too long. Drain odour inside a house means either a dry or damaged trap or a defect in the pipework allowing gases back in, both fixable, and both worth fixing before you become used to it.

Common mistakes we get called out to fix

  • Pouring cooking fat down the sink

It cools and solidifies against the pipe wall along the whole run, and every subsequent bit of debris sticks to it.

  • Relying on caustic drain unblocker

It rarely clears a real blockage, damages older pipework and traps, and leaves caustic standing water for whoever opens the trap next.

  • Flushing wipes, including 'flushable' ones

They do not break down like paper. They snag on joints and are one of the most common causes of full main-run blockages.

  • Ignoring gurgling as a quirk

Gurgling is the system struggling to draw air. It is a warning that a restriction is developing, not a personality trait.

  • Clearing the same blockage repeatedly

If it returns on a schedule, something structural or dimensional is wrong. That needs finding, not rodding every six months.

Our Process

A fixed sequence, every job,so nothing gets guessed at

  1. 01

    Inspection

We establish which fittings are affected and when, which narrows the blockage to a specific section before anything is opened.

  2. 02

    Diagnosis

Traps, branch wastes, stacks and external chambers checked in sequence to locate the actual restriction rather than guessing at it.

  3. 03

    Clearance

Blockage cleared by the appropriate method for the pipework, with the working area protected and contained throughout.

  4. 04

    Cause & verification

Flow tested from every affected fitting, and the reason for the blockage identified so you know whether it will recur.

  5. 05

    Repair & guarantee

Any damaged trap, joint or pipework repaired on a fixed quote, with the work covered by our one-year workmanship guarantee.

What You Actually Get

The difference between a fixand a job that stays fixed

Flow restored the same visit in most cases
The majority of domestic blockages are cleared on the first attendance rather than booked in for a return.
You get told why it blocked
Cause matters more than clearance. If something in the pipework is causing repeat blockages, you hear about it.
Contained, clean working
Drain work is messy work. Floors are protected, waste is contained and removed, and the area is cleaned before we leave.
One trade for drains and plumbing
If the blockage turns out to be a failed trap, a bad fall or a leaking waste, the repair happens then rather than needing another firm.
Available at any hour
Waste backing up inside a property is an emergency. The 24-hour line is answered first time by the engineer.
Honest about responsibility
Where a defect sits on a shared or public sewer, we tell you and explain who is liable rather than charging you for it.

In Detail

Where blockages form and how each is dealt with

Domestic drainage follows a predictable path from the fitting to the sewer, and blockages form at predictable points along it. Knowing which point you are dealing with is most of the job.

Kitchen wastes: fat, grease and food

Kitchen blockages are overwhelmingly fat-based. Warm fat pours away happily, then cools and coats the inside of the waste pipe, gradually reducing the bore until detergent, coffee grounds and food debris close it completely.

Clearance is only half the answer here. The habit that caused it will refill the pipe within months, so we will tell you what is going down and what to stop doing: fat into a container and the bin, strainers over the plughole, and no food waste through a sink without a disposal unit rated for it.

Where a run has a poor fall or an unnecessary number of bends, it will always be prone to catching debris. That is a pipework fault, and it is worth correcting once rather than clearing forever.

Bathroom wastes, traps and showers

Bathroom blockages are hair and soap scale, usually within the trap or the first metre of waste. Shower trays with shallow traps are especially prone, and the fix is often as simple as removing and cleaning a trap that has never been opened since installation.

Slow shower drainage can also be a fall problem rather than a blockage. If the waste pipe does not drop consistently along its run, water sits in the low point and debris settles there permanently.

Smells from a rarely used bathroom are often just an evaporated trap seal. Running the water for a minute refills it, and if the smell returns quickly the trap or the venting needs looking at.

Toilets, soil stacks and venting

Toilet blockages are usually wipes, sanitary products or an excess of paper, and they typically lodge either in the pan trap or at the first bend of the branch connection. Beyond that, the blockage is in the stack or the underground run.

The soil stack needs to vent. When a vent is blocked or a mechanical air admittance valve fails, flushing pulls air through the nearest water trap instead, which produces gurgling and lets drain odour into the room.

Where several fittings are affected simultaneously, the problem is downstream of them all and the external inspection chamber is the next place to look.

External drains, gullies and chambers

Gullies collect leaves, silt and garden debris and are the most commonly neglected part of a domestic drainage system. Clearing and, where appropriate, covering them prevents a good proportion of repeat problems.

Inspection chambers show you where the problem sits: a chamber running clear with a full one upstream tells you the blockage is between them. That kind of sequential checking saves time and avoids unnecessary excavation.

Underground defects - displaced joints, root intrusion, partial collapse in older clay pipework common under Buckinghamshire properties - cause blockages that keep coming back regardless of clearance. Where we suspect that, we say so and set out what further investigation is warranted rather than clearing it again and taking another fee.

How much does it cost to unblock a drain in High Wycombe?+

Quotes are free and most drain clearance is fixed-priced before work begins. Where a job cannot be fixed-quoted in advance, a £100 call-out fee applies and you are told about it before we attend.

How quickly can you clear a blocked drain?+

Waste backing up into a property is treated as an emergency and the line is answered 24 hours a day. Most domestic blockages are cleared within the same visit once we are on site.

Why does my drain keep blocking?+

Repeat blockages nearly always mean something structural or dimensional: a poor fall, too many bends, a displaced joint, root intrusion or a partial collapse. We identify which rather than clearing the same blockage every few months.

Are chemical drain cleaners a good idea?+

Generally no. They seldom shift a genuine blockage, they can damage older pipework and seals, and they leave caustic standing water that has to be dealt with before anyone can open the trap.

Who is responsible for the drain: me or the water company?+

Broadly, pipework within your property boundary serving only your home is yours; shared drains and public sewers beyond the boundary are usually the water company's. We will tell you which side of that line your problem sits on before charging you for it.

Do you cover blocked toilets out of hours?+

Yes. A blocked toilet in a single-bathroom house is a genuine emergency and the 24-hour line is answered first time by the engineer.

Will the work make a mess?+

Drain work is inherently dirty, so floors and surfaces are protected, waste is contained and removed, and the area is cleaned down before we leave.

Is drainage work guaranteed?+

Repairs carry our one-year workmanship guarantee. Clearance itself restores flow on the day; where the underlying cause is structural we will tell you so, because no clearance guarantees against a defect further down the run.

Can you fix the pipework as well as clear it?+

Yes. Damaged traps, poorly falling wastes and failed joints are repaired on a fixed quote at the same visit where parts allow.

Which areas do you cover for drainage?+

High Wycombe, Amersham, Chesham, Beaconsfield, Marlow, Aylesbury, Princes Risborough, Gerrards Cross, Maidenhead and the villages around them.
