The Service

Gas work is legally restricted, and for good reason

Any work on a gas appliance, gas pipework or a flue must be carried out by an engineer on the Gas Safe Register. That is not a trade preference, it is the law, and it exists because the failure modes are carbon monoxide poisoning, fire and explosion rather than an inconvenient leak.

JY Plumbing & Heating Ltd holds registration 975777. You can enter that number on the Gas Safe Register before we start work and confirm both the business and the categories of work covered. We would rather you did.

The work itself covers appliance installation and replacement, annual servicing, gas safety checks, gas pipework alterations and extensions, tightness testing, and diagnosing appliances that are burning incorrectly. Cookers, hobs, fires and boilers all fall within it.

Everything is documented. You get the paperwork for the work carried out, appliances are notified and registered where required, and any defect found is recorded and explained rather than mentioned in passing on the doorstep.

You are having an appliance fitted or moved

You are a landlord
Gas work and safety checks on rented property must be carried out and documented by a Gas Safe registered engineer.

New appliance, kitchen refit or a meter move: sizing and tightness testing are part of doing it properly.

What Happens If It Waits

The risks with gas are not gradual, and they are not visible

Carbon monoxide has no smell, no colour and no taste. It is produced when a gas appliance burns incompletely or when combustion products cannot escape through the flue, and the early symptoms - headaches, tiredness, nausea - are routinely mistaken for a cold. That is precisely what makes an unserviced or badly installed appliance dangerous.

Warning signs exist if you know them. A flame that burns yellow or orange rather than crisp blue, black sooty marks around an appliance, excessive condensation in the room, and a pilot light that keeps going out are all indications of incorrect combustion. Any one of them means stopping use and getting a registered engineer to look.

Illegal gas work is more common than people assume, usually because someone offered to fit a cooker or move a hob cheaply. Beyond the safety risk, unregistered work can invalidate your home insurance, cause problems on sale, and leave a landlord personally liable.

If you can currently smell gas: turn the supply off at the meter, open windows, avoid switches and naked flames, leave the property, and call the National Gas Emergency Service on 0800 111 999. Then ring us to diagnose and repair the fault.

Common mistakes we get called out to fix

  • Having a cooker or hob fitted by a general handyman

Connecting a gas appliance is restricted work. Cheap now, and legally and practically indefensible later.

  • Skipping the annual service

Servicing is where incorrect combustion, degraded seals and flue faults are caught before they matter.

  • Blocking or boxing in air vents

Certain appliances rely on permanent ventilation. Sealing a vent to stop a draught can starve the burner of air.

  • Ignoring a yellow flame

Blue means clean combustion. Yellow or lazy flames mean the appliance needs isolating and checking that day.

  • No carbon monoxide alarm in the room

An audible CO alarm is inexpensive and is the only thing that will warn you of a gas you cannot detect yourself.

In Detail

The gas work we carry out and what each involves

Gas work spans several distinct categories, each with its own testing and documentation requirements. Here is what we do across High Wycombe and the surrounding towns.

Appliance installation and replacement

Cookers, hobs, gas fires and boilers are all installed to manufacturer instructions and current standards, with the correct connection method, restraint where required, and ventilation checked for the appliance type and the room it sits in.

Before any appliance goes on, the existing gas supply is assessed. An installation pipe that was adequate for one appliance may not carry the volume required once another is added, and undersized pipework shows up as poor performance and incorrect working pressure at the appliance.

Notifiable installations are notified and registered so your paperwork and manufacturer warranty are valid from the outset.

Servicing and safety checks

A service is more than a visual inspection. Combustion is analysed, working and standing pressures are measured, the burner and heat exchanger are cleaned, seals and the case are checked for integrity, and the flue is inspected along its route and at its termination.

A gas safety check assesses each appliance for safe operation, correct ventilation and satisfactory flue performance, and records the outcome. Landlords need this documented; owner-occupiers benefit from exactly the same inspection.

Where a defect is found, it is classified honestly and explained: what it is, what the risk is, and what putting it right involves and costs.

Gas pipework, tightness testing and meters

Pipework alterations come up constantly during kitchen refits, extensions and appliance relocations. Runs are sized for the total appliance load rather than for what fits, supported and clipped correctly, and protected where they pass through structure.

A tightness test verifies that the installation holds pressure with no detectable leakage. It is carried out after any work on the pipework and is the check that confirms the system is sound before appliances are recommissioned.

Where a meter or emergency control valve is inaccessible, we will flag it: you need to be able to isolate the supply quickly in an emergency, and a boxed-in or blocked control defeats that.

Ventilation, flues and carbon monoxide

Open-flued and flueless appliances rely on permanent ventilation sized to the appliance's heat input. Draught-proofing, new windows and blocked-up vents have all quietly removed that ventilation from thousands of homes.

Flue integrity is checked along its full accessible route and at the terminal, including clearances from windows, boundaries and openings. Room-sealed appliances are far more forgiving, which is one reason modern boilers are safer than the units they replace.

We recommend an audible carbon monoxide alarm in any room with a gas appliance, positioned to manufacturer guidance. It costs very little and it is the only warning you will get for something you cannot smell.

How much does gas work cost?+

Quotes are free and most jobs are fixed-priced before the work starts. Where a fixed quote is not possible in advance, a £100 call-out fee applies and you are told before we attend.

How often should a gas appliance be serviced?+

Annually, as a general rule and as most manufacturer warranties require. An annual service is also what keeps combustion and flue faults from developing quietly between winters.

What should I do if I smell gas?+

Turn the gas off at the meter, open windows, avoid light switches and naked flames, leave the property and call the National Gas Emergency Service on 0800 111 999. Once the supply is safe, ring us on 07833 203288 to diagnose and repair the fault.

Can you fit my new gas cooker or hob?+

Yes. Cooker and hob connection is restricted gas work and is carried out under our Gas Safe registration, including checking that the supply pipework and ventilation suit the appliance.

Do you work for landlords?+

Yes, both domestic and small commercial. Gas work and safety checks are carried out and documented by a Gas Safe registered engineer, which is what letting agents and insurers require.

How long does a gas safety check take?+

For a typical home with a boiler and a hob, allow around an hour. Additional appliances, awkward flue access or a fault found on inspection will extend it.

Do you cover gas emergencies out of hours?+

Yes. Our line runs 24 hours a day and is answered first time by the engineer. If you can smell gas right now, call 0800 111 999 first.

Is the work guaranteed?+

Yes: a one-year workmanship guarantee on every job. New boiler installations additionally carry up to a 12-year manufacturer warranty depending on the appliance and the manufacturer's terms.

Which areas do you cover for gas work?+

High Wycombe, Amersham, Chesham, Beaconsfield, Marlow, Aylesbury, Princes Risborough, Gerrards Cross, Maidenhead and the surrounding villages.
